Hoarding clearance in East Dunbartonshire

Bearsden and Milngavie across to Bishopbriggs, Lenzie, Kirkintilloch and up to Milton of Campsie. Larger houses, bigger lofts and more outbuildings than anywhere else on our patch — which makes these clearances less about stairs and much more about volume and sequencing.

Detached houses with hedged front gardens in East Dunbartonshire

The property here

This is predominantly owner-occupied house stock: interwar and post-war semis and detached houses through Bearsden, Milngavie and Bishopbriggs, Victorian and Edwardian villas around Kirkintilloch and Lenzie, and newer estate housing at Woodhill, Torrance and Waterside. Most have a loft, most have a garage or a substantial shed, many have a cellar or a utility room, and gardens are generally larger than in the city.

That combination produces a particular kind of job. Access is usually straightforward — a driveway, a level path, wide doorways, sometimes a garage door straight into the space that needs emptying. What makes the work substantial is the sheer number of places material can accumulate: a full loft above a four-bedroom house, a double garage, a workshop shed, a greenhouse, a summer house, plus a cellar or a boiler room. Any one of those can hold as much as a bedroom.

We also see the longest tenures here. Houses held by the same family for forty or fifty years accumulate genuinely mixed contents: decades of paperwork, photographs and letters, hobby collections, tools and workshop material, inherited furniture, and sometimes items of real value sitting among general clutter. On those jobs sorting matters far more than lifting speed, and we price the time to do it properly rather than pretending a house like that empties in a day.

Access, outbuildings and the sequence

The questions we ask here are different from the city ones. Does the driveway take a van without blocking the pavement, and is the surface sound enough for a loaded vehicle? Is there side access to the rear, or must garden and shed material come through the house? How is the loft reached — fixed stair, drop-down ladder, or a hatch needing our own access equipment? Does the garage door still open, and is there a path wide enough to wheel material out?

Those answers set the sequence for the day. Where there is side access we clear outbuildings and garden material without carrying it through the living space, which keeps the house clean and the work quiet. Where everything has to come through the hall, we protect floors and door frames and clear the route first. In larger villas with two upper floors we work top-down for bulk and bottom-up for sorting, so the household always has usable ground-floor rooms.

Parking is rarely a problem, but discretion still is. These are quiet streets where houses are set back and neighbours notice a van for a full day. Unbranded bags, loading at the side or rear where that is possible, nothing staged on the front lawn for hours, and no conversation about the job outside the property. Where a job runs over several days we keep the garden and driveway tidy at the end of each one.

One practical note on the northern edge — Lennoxtown, Milton of Campsie, Torrance and Waterside sit at the outer limit of our ten-mile radius. We still cover them, but for a very large job we will be straight with you about how travel affects the number of loads we can run in a day, because that changes the timescale rather than being hidden in the price.

How we run a larger house clearance

A visit, then a written room-by-room scope

For a house with a loft, garage, shed and garden we would usually rather see it than quote from photographs. The scope then names every space, so nothing is ambiguous on the day.

A keep room, not a keep pile

In a larger property we set aside a whole room — usually a dining room or a spare bedroom off the carry route — for everything staying. Papers, photographs, jewellery and documents go there as they are found.

Outbuildings by side access where possible

Garage, shed, greenhouse and garden material loaded without coming through the house. It is faster, cleaner and far less intrusive for the household.

Loft with proper access

We bring our own access equipment and lighting rather than working off a hatch and a household stepladder. Loft insulation and old boarding are handled with the right care.

Valuables and documents handed over

Anything that looks like a document, a photograph, jewellery or an item of value is set aside and shown to you. We do not make that judgement on your behalf.

Walkthrough, photographs, paperwork

A walk round every cleared space with you, and before-and-after photographs plus waste transfer detail where an estate, solicitor or selling agent needs them.

Estates, executors and houses being sold

A large share of the work here follows a death or a move into care, with the house then being prepared for sale. These clearances need care of a particular kind: title deeds, share certificates, pension paperwork, war medals, jewellery and photographs turn up throughout a long-held house rather than in one tidy drawer — and once they are in a skip they are gone for good.

We work slowly through anything that might matter and hand it to you rather than deciding ourselves. Where several family members are involved and not all are local, we take instruction from one named contact and keep the scope in writing so everyone can see what was agreed. Where a solicitor or selling agent is coordinating, we will deal with them directly and work to a handover, viewing or entry date.

Doing it in stages

Houses of this size are the strongest case for staging that we see anywhere. A four-bedroom property with a loft, a garage, a shed and a garden simply contains more decisions than anybody can reasonably make in one day, and the deciding is what exhausts people — not the carrying. Splitting the work into planned visits means each stage gets finished properly rather than half-done everywhere.

A sequence that works well here is outbuildings first, then the ground floor, then upper floors and the loft. The garage, shed and garden usually hold the highest volume and the fewest difficult decisions, so clearing them creates obvious progress without touching anybody’s living space. That often changes how a household feels about the rest of the job.

Each visit is quoted separately and openly, so you can see what a stage covers before agreeing to it. Stopping after any stage is fine, pausing for a few weeks costs nothing, and we will hold the same rates for a planned sequence rather than repricing every time we return.

What affects the price in East Dunbartonshire

Number of spaces, not just rooms — loft, garage, shed, greenhouse, cellar and garden each add real volume.

Whether side access exists, or everything must come through the house.

How much sorting is wanted — on long-held houses this is usually the largest single factor.

Garden and outbuilding waste, which is a separate stream from household contents.

Special-handling items: fridges and freezers, mattresses, paint, garden chemicals, tyres, rubble, electricals.

Distance at the edge of our radius, which affects loads per day and therefore the timescale.

Everything is confirmed in writing before a date is booked. If we find something genuinely outside the agreed scope — a loft that was described as empty, or asbestos-containing board in an old garage — we stop, tell you, and agree what happens next rather than quietly adding to the bill.

Questions we get asked about East Dunbartonshire jobs

Can you clear a full loft and double garage?

Yes, and they should be in the scope from the start. They are where most of the volume in a house like this actually sits.

Will a large house take more than one day?

Often yes. A heavily filled four-bedroom house with outbuildings is usually two to four days, and we will tell you a realistic window rather than a best case.

Can you work with a solicitor or estate agent?

Yes. We can take instruction from them, work to a handover date, and provide photographs and waste paperwork for the file.

Do you handle items that might be worth something?

We set them aside and show you. If you want a valuation we will leave those items in place for a specialist rather than removing them.

Do you cover Lennoxtown and Milton of Campsie?

Yes — they sit at the edge of our ten-mile radius. Phone and we will confirm the postcode honestly before quoting.

Can you clear a cellar or boiler room?

Yes. The older villas around Kirkintilloch and Lenzie often have a cellar, a boiler room or an understair store holding decades of tins, timber, tools and damp cardboard. We bring our own lighting for those spaces, handle degraded material carefully rather than dragging it up a narrow stair, and flag anything that looks like it needs a specialist — old fuel containers, chemicals, or board that may contain asbestos — instead of removing it on assumption.
