Planning

Can a hoarded property be cleared in stages?

Yes, and for a lot of occupied properties it is the better way. This is how staged clearances are scoped, priced and sequenced.

Why stages often work better

Where somebody is living in the property and wants to be involved in decisions, a single long day can be genuinely exhausting. The sorting is the tiring part, not the lifting. A staged approach lets us finish the kitchen and the hall in a first visit, leave the household with a usable home, and come back for bedrooms and storage once that has settled. Progress people can see makes the next stage easier to agree.

Stages also suit buildings with tight access. Smaller loads mean shorter periods with a shared stair in use and less pressure on parking, which matters in a tenement or a block with a single lift.

How we sequence it

Stage one: safety and routes

The hall, the route to the bathroom and kitchen, and anything blocking a door or a window. This is the stage that changes daily life most.

Stage two: living spaces

Kitchen and living room, worked one at a time so each is properly finished rather than skimmed.

Stage three: bedrooms and storage

Bedrooms, cupboards, box rooms and presses. This is where most keep decisions sit, so it is planned at the slowest pace.

Stage four: loft, cellar, garden and outbuildings

Usually last, and only once access and ownership of any shared space have been confirmed.

How staged work is priced

Each stage is quoted in writing so you can see what it covers, and you decide whether to book the next one. There is no obligation to complete a sequence you have started and no penalty for pausing. If you would rather have one figure for the whole plan, we can give that too, broken down by visit.

Between visits

At the end of each stage the property is left safe, swept and usable, with any shared areas completely clear. We agree the next date before we leave rather than leaving it open, because an open ended plan tends to drift. If life gets in the way, you tell us and we move it.

When a single visit is better

Empty properties, estate clearances and void turnarounds usually suit one planned visit, because nobody is making decisions in the room and the priority is a clean handover. We will say honestly which approach fits when we quote.
