The property here
Central Paisley is tenement country — sandstone closes through Charleston, the town centre, Williamsburgh and around the streets off Neilston Road and Glasgow Road. The shape is familiar: three or four storeys, half-landings, high ceilings, a box room off the hall, and often a shared back court or drying green. Volume is routinely higher than the floor plan suggests, because material stacks upwards in tall rooms.
Around that core the stock opens out. Foxbar, Ferguslie, Gallowhill and Shortroods bring post-war flats, four-in-a-blocks and cottage flats; Ralston, Hawkhead and Thornly Park bring interwar and post-war semis with driveways, lofts, sheds and garages. Renfrew, Johnstone, Elderslie and Linwood are largely terraces and semis with gardens, and Erskine adds a number of mid-rise and high-rise blocks with controlled entry and shared lifts.
Practically, that means two different jobs under one heading. A third-floor Paisley tenement flat is a stair-and-parking exercise where crew size matters more than van size. A Ralston semi or a Johnstone terrace is a straightforward carry but usually comes with a loft, a shed and a garden that hold more than anyone expects. We ask which of those we are dealing with before quoting anything.
Access, stairs, lifts and parking
For the tenement work we check the same three things every time: floor level, the narrowest point of the stair, and where the van can legitimately sit relative to the close mouth. Central Paisley streets are busy through the day and some are one-way or bus-route restricted, so we plan the loading position in advance and will start early where that secures a short carry instead of a hundred-metre one.
In blocks with controlled entry and a shared lift — Erskine in particular, and parts of Paisley and Renfrew — we time the work around lift availability, keep it free between loads, never leave bags in a corridor, and check whether the housing provider or factor wants notice beforehand. It takes one phone call and prevents most of the problems these buildings can cause.
For houses, the questions move outside: driveway space for a van, side access to the rear, whether a shed or garage can be reached without carrying through the house, and whether the garage door still opens. Garden material — timber, slabs, old furniture, bags of soil, a dismantled greenhouse — clears fine but is bulk waste rather than household contents, so we would rather have it in the quote than find it on the day.
Shared areas get the standard treatment: floors and stair edges protected, nothing left on a landing between runs, the close or corridor kept usable, and the back court exactly as we found it. Above-shop flats, cottage flats and four-in-a-blocks
Three property shapes here need naming specifically, because they change the plan more than room count does. The first is the above-shop flat, common along Paisley’s commercial streets and through Renfrew and Johnstone town centres. Access is usually a single narrow stair from a street door between shopfronts, with no rear route and loading restrictions outside because the frontage is commercial. These are the slowest carries we do and the ones most often underestimated over the phone, so we always ask whether a flat sits above a shop.
The second is the cottage flat and four-in-a-block, spread across Foxbar, Gallowhill, Shortroods and much of Renfrew and Linwood. Two flats at ground level, two above, one short internal stair and a share of garden at the rear. These are among the most practical clearances we do — short stair, generous doorways, van close to the path — but they carry a lot of hidden storage for their size: a hall press, a bedroom cupboard, an under-stair space in the upper flats, a loft hatch, and very often a shed or coal store outside.
The third is the interwar semi and terrace of Ralston, Hawkhead, Thornly Park and Elderslie: easy access at the front, a driveway, side access to a decent garden, and usually a loft and garage where most of the volume actually sits. On all three we ask about the storage spaces individually rather than taking a room count, because that is where the real difference between a half-day and a two-day job lies.
Landlords, letting agents and housing providers
Renfrewshire has a large private rented sector, particularly across central Paisley, and a good share of enquiries come from landlords and letting agents dealing with a heavily filled property at the end of a tenancy, or from housing officers where a tenancy is at risk. We are used to working to an inspection or re-let date and to providing the documentation a file needs.
What we always establish first is who holds authority for the property and how access is arranged. Sorting is the tiring part, and a household that has lived with a full home for years rarely wants it emptied in a single visit. Two or three planned stages let each one be finished properly and let progress settle before the next.
It also suits the buildings — smaller loads mean less time with a close or lift in use and less pressure on parking. Each visit is priced separately and openly, you can stop after any stage, and pausing costs nothing.
